I will Manage the whole process for you at no cost.

Your Satisfaction is Guaranteed

your lands hunting rights value

Kentucky, Indiana, and Ohio all host a healthy population of whitetail deer and turkey as well as being ranked high for trophy whitetail deer harvest.  This combination puts prime hunting land in our area in high demand. The value of Hunting Rights on prime land can reach $35 an acre in our area. Determining the value of your properties hunting rights is very easy. Here are a few factors that come into play.

  • Size of the property (10 plus acres)
  • Location of the property.
  • Habitat improvement practices permitted on the property.
  • Access availability to the hunters.
  • Percentage of wooded and open areas.
  • Ponds or creeks run through the property.
  • Agricultural fields or livestock on the property.
  •  What borders your property (Woods, crop fields, town)
  • Deer and turkey habitat. (Food sources and cover.)
  • Any type of hunting history or photos are always good.
  • Camper hookup or cabin on the property available to the hunters. (Extra)

Example of a Prime Hunting Property

Acreage located in a rural setting with 75% plus wooded area, 25% open areas with crop fields on or bordering the property. Pond, or creeks, mature timber and thick cover areas. Full access for hunters to set game cameras, prep small food plots, and set stands, Camping rights and ATV access for hunting activities.

Another example

15-acre track 100% wooded tucked in between two subdivisions, townships, HOA, or factories can hold mature bucks and are considered Honey Holes to Trophy Archery Hunters.

Our Services

Our services to you are free, all fees are covered by the hunters in the agreement.

A simple phone call or text can get you started. By providing an address or map along with a brief description of the property, this will allow me to do some research to give you a good idea of what your hunting rights can be worth.

Once a value of the hunting rights has been established and the condition such as any restrictions on ATV use, access times and location, number of hunters have been determined, you can now set back, your part is done. I will go to work for you setting up the Private Hunting Rights Lease and then present it to you for your final approval.

 The Private Hunting Lease Process

  1.  Modify the Lease/Indemnity Agreement to reflect any conditions you may want to add in. This agreement is between you (The Owner) and Me (Wildlife Properties LLC). This relieves any inconvenience to you and gives me control over the hunters. I am always available to the property owner to handle any issues that may arise.
  2. Set up insurance with you as the Certificate holder.
  3. Return back to you for your final approval.

Following Your Final Approval

  1. I Begin Hunter Selection Process and verification.
  2.  Then I will Sub-Lease the hunting rights to the hunters. (Again, this gives me control to manage the hunters and the process for the duration of the lease for you.
  3.  Acquire all Hunter information, signatures on the Agreement paperwork and copy of Driver's License.
  4. Set up hunters' insurance and confirm they hold additional personal liability of their own.
  5. Collect the lease payment and fees from the hunters.

Finally, I then provide you the signed Lease\Indemnity Agreement, Insurance Certificate, and a check in the full amount of the lease payment. Once the agreement paperwork and payment are all satisfied by all parties only then will the hunters be permitted on your property. The whole process can take as little as a week from time you decide to move forward.

Crop Damage Programs

There are two types of deer hunters one being the Trophy Hunter and the other being the Meat Hunter. Trophy Hunters only harvest mature Bucks and maybe occasionally a doe for the freezer. Meat Hunters will harvest multiple deer to fill their freezer for the year.

To assist farmers with crop damage issues caused by overpopulation we utilize the skills and needs of Meat hunters. The presence of hunters around crop fields helps remove and drive deer from these areas. In these programs once a hunter has filled his freezer, we select another hunter to fill his spot.  Farmers can also apply for crop damage tags and summer deprivation tags from the state, and we can supply hunters.

Farmers win two ways by reducing the number of deer visiting their fields and funds generated from the hunters help offset the cost of crop damage.

Homeowner Association programs

These programs work great for commercial, HOA, and other residential areas with deer over population causing considerable damage to lawns, landscape, even vehicles.  By utilizing the skills of Archery Hunters, we are safely and professional able to remove nuisance deer.  Our hunting clients understand how the public can feel about herd management processes and they take extra care and measures to avoid these situations.

Spring Turkey Leases

Landowners can also choose to lease out the hunting rights for the Spring Turkey Seasons only which begins in Mid-April and runs through Mid- May.  Depending on how the property lays and bird population a spring turkey lease can run around $6 to $8 an acre.  The lease process is basically the same as the Deer and Turkey lease process. I will manage the whole process for you at no cost.

Properties on the Market

If your property is on the market or waiting to be developed, owners are still able to benefit profitably from short leasing the hunting rights. Hunting rights leases can be tailored to fit with the days of the hunting season beginning in September through to mid-January approximately 153 days. Short leases are by the day, such as the Lease amount divided by 153 daily rates. Should the property sell during the hunting season, only number of days left would be eligible for refunds.  The Number of days you want to lease can also be limited to certain part of the season to best fit your needs. Once again, I will manage the whole process for you at no cost.

LandOwner Testimonials

Kim Kinman of Kinman Farmers Market of Burlington, KY

I am a farmer in Northern Kentucky and can honestly say without any reservation, this program is a "win win". Not only are we compensated to lease our farm to Wildlife Properties LLC. who in turn contract responsible and respectful hunters on our land, but in addition, we compensated by a higher crop yield. Hunting is an affective and inexpensive wildlife management tool. The hunters have helped control the overpopulation of deer and turkey that destroy our crops. We grow a wide verity of vegetables, field corn, soybeans, and hay on our farm. The deer and turkey play a detrimental role in our harvest yields. Controlling the overpopulation of deer for our farm and turkey in our area increases the crop yields and intern increases our revenue. The hunters for Wildlife Properties LLC. have keep the deer and turkey population to a minimum. The hunters are willing to harvest antlerless and hens during the fall archery season and are not just in agreement for a trophy. The hunters are responsible, respectful, and play a vital role in the success of our crops and harvest yields.

Prior to our agreement with wildlife Properties LLC. we allowed hunters on to our property and problems tended to rise. Hunters would be in disagreement with other hunters as to where they were going to hunt. Hunters were going outside the property lines of the farm, leaving ruts from their vehicles in our fields that led to erosion. We also found that these hunters were not harvesting enough animals a year to keep up with the increasing turkey and deer population in our area.

Since 2013 Our farm has been very pleased with the results from Buster and the hunters contracted through our lease with Wildlife Properties LLC. The hunters are acknowledged and abide by the rules of the farm and respect the property boundaries. The hunters are educated with the information before they begin hunting or arrive at the farm. No litter has been found, and their stands and blinds are always removed in a timely manner. We are grateful for the results Buster and the hunters from Wildlife Properties LLC. have provided for our farm. We look forward to working with Wildlife Properties LLC. for years to come. Thank you for your dedication and we highly recommend Wildlife Properties LLC.

Thank you, Kim Kinman,

We own 183 acres in Corinth KY and have been doing business with Buster Craddock and Wildlife Properties since 2012. Mr. Craddock has been a pleasure to work with and has keep our land leased out. Mr. Craddock is very professional and as long as we continue to own property, we will use Wildlife Properties llc.

Mrs. Doris Brooks of Pendleton County .KY

Buster and Wildlife Properties LLC. has been leasing out our properties since 2012, before that there were always complaints by the neighbors of hunters with no permission hunting on the land or spotlight hunting at night. When Wildlife Properties began leasing the land the complaints turned into complements. The neighbors are happy, and we are too. Buster has done an amazing job maintaining the properties. We appreciate his great work and will continue to stay with Wildlife Properties as long as we own properties.

Hank Pogue of Fort Thomas KY

Since 2015 Our LLC hunting lease with Buster Craddock and Wildlife Properties LLC. has been a positive experience! We also have a peace of mind that the hunters under the lease agreement are overlooking the property and helping prevent trespassers or hunters without permission to hunt on our property.
