Our hunters completely understand they are guest on your land and that is a privilege you allow. I will make sure agreements are signed, insurance is in place, and only the hunters on the agreement are on your property as well all articles of the agreement are followed.

Kentucky has a large population of Turkey and Deer and is ranked #6 in the country for trophy deer harvest numbers along with Ohio and Indiana making prime hunting land in our area in high demand. The value of Hunting Rights on prime land can reach $32 an acre in our area. Determining the value of your properties hunting rights, there are a few factors that come into play.
Example of a Prime Hunting Property
Acreage located in a rural setting with 75% plus wooded area, 25% open areas with crop fields on or bordering the property. Pond, or creeks, mature timber and thick cover areas. Full access for hunters to set game cameras, prep small food plots, and set stands, Camping rights and ATV access for hunting activities.
Another example
15-acre track 100% wooded tucked in between two subdivisions, townships, HOA, or factories can hold mature bucks and are considered Honey Holes to Trophy Archery Hunters.

Once a value of the hunting rights has been established and the condition such as restrictions on ATV use, access times, number of hunters, and what you expect from a private hunting lease on your property have been determined, you can now set back, your part is done. I will go to work for you setting up the Private Hunting Rights Lease and then present it to you for your final approval.

I then provide you the signed Lease\Indemnity Agreement, Insurance Certificate, and a check in the full amount of the lease payment. After the agreement paperwork and payment are all satisfied by all parties a date will be set for the hunters to occupy. The whole process can take as little as a week from time you decide to move forward.
There are two types of deer hunters one being the Trophy Hunter and the other being the Meat Hunter. Trophy Hunters only harvest mature Bucks and maybe a doe for the freezer. Meat Hunters will harvest multiple deer to fill their freezer for the year.
To assist farmers with crop damage issues caused by overpopulation we utilize the skills and needs of Meat hunters. The presence of hunters around crop fields helps remove and drive deer from these areas. In these programs once a hunter has filled his freezer, we select another hunter to fill his spot. Farmers can also apply for crop damage tags and summer deprivation tags from the state, and we can supply hunters.
Farmers win two ways by reducing the number of deer visiting their fields and funds generated from the hunters help offset the cost of crop damage.
These programs work great for commercial, HOA, and other residential areas with deer over population causing considerable damage to lawns, landscape, even vehicles. By utilizing the skills of Archery Hunters, we are safely and professional able to remove nuisance deer. Our hunting clients understand how the public can feel about herd management processes and they take extra care and measures to avoid these situations.
Landowners can also choose to lease out the hunting rights for the Spring Turkey Seasons only which begins in Mid-April and runs through Mid- May. Depending on how the property lays and bird population a spring turkey lease can run around $6 to $8 an acre. The lease process is basically the same as the Deer and Turkey lease process. I will manage the whole process for you at no cost.
If your property is on the market or waiting to be developed, owners are still able to benefit profitably from short leasing the hunting rights. Hunting rights leases can be tailored to fit with the days of the hunting season beginning in September through to mid-January approximately 153 days. Short leases are by the day, such as the Lease amount divided by 153 daily rates. Should the property sell during the hunting season, only number of days left would be eligible for refunds. The Number of days you want to lease can also be limited to certain part of the season to best fit your needs. Once again, I will manage the whole process for you at no cost.
